Let's take a look at the process of getting a mortgage for a purchase of a house. Doing everything in order should make the experience as simple and stress free as possible. You don't want to put an offer on a house only to find out you can't get enough money from the bank on time.

Initial consultation

Figure out which mortgage product is right for you. Talk about short and long term goals.

Application and document collection

Fill out a mortgage application as detailed as possible. So there are no assumptions. Collect all the documents needed upfront, so we don't have chase them later in the process.

Pre qualification and documents review

Review all the documents and figure out the mortgage amount you will qualify for. At this point you can start looking at properties.

Offer to purchase

When you find the right property, submit an offer to purchase conditional on getting financing.

Submit application to the lender

With an agreement of purchase and sale, we submit the application to the lender.

Review lender commitment

Lender will issue a mortgage commitment, we review it to make sure everything is correct and to our liking.

Lender conditions

Submit all the documents to the lender to satisfy any conditions. Do an appraisal of the property if needed.

Waive financial conditions

After the lender reviews all the documents and the appraisal comes in, you can remove financing conditions from the agreement of purchase.

Lawyer instructions

In the meantime lender will send instructions to the lawyer to prepare all the documents needed for closing.


Make an appointment with the lawyer to sign all documents and take posession of the property.
